On the buyer's side

Why buyers put us in their corner

A family-run, independent buyer's agency. We work only for you, never the seller.

We work for you

A buyer's agent represents the buyer, not the seller. Every decision and every negotiation is made in your interest and yours alone.

Doors that stay shut for most

Decades of relationships across the WA market mean access to agents, off-market listings and opportunities you won't find on your own.

Real value, not app guesses

Free portals and apps mislead. We value property with real-time data, deep databases and on-the-ground experience, then negotiate from strength.

Less stress, fewer costly mistakes

We handle the research, the inspections and the hard conversations, so you avoid overpaying, indecision and the traps that catch unrepresented buyers.

The beagl way

Five steps, one seamless process

01

Review

We start with a short online fact find and an Authority to Act. It gives us a clear picture of your goals, your situation and the team around you, so we act on exactly what you need.

02

Report

We actively assess the market on your behalf, on market, off market and pre market, to surface the best opportunities for your criteria. You get a curated shortlist with the insight to compare them.

03

Refine

Your feedback narrows the field, then we go deep. Due diligence covers property specifics, a comparative market analysis, sales history, title and strata, zoning and development implications, best use, and full property investment analysis.

04

Negotiate

We use intel, terms and circumstances to negotiate the best deal for you, and structure a contract with the strongest protections in place. We liaise with your broker before offer and your settlement agent through to settlement.

05

Settle

We see it through to the finish, whether you're moving into your new home or adding to your portfolio. Investors are connected with a trusted property manager, and we stay on hand for whatever comes next.

What's included

Research, reports and tools that help you buy with confidence.

Curated shortlists

On-market, off-market and pre-market opportunities filtered against your brief, so you only see what's worth your time.

Property assessments

Comparative market analysis, sales history, recent comparable sales and suburb growth insights, so you know what a property is really worth.

Investment analysis

Ten-year projections of value, equity, cash flow, tax position and after-tax return, so investors see the numbers before they commit.

Planning & development

Zoning reviews, subdivision potential, planning considerations and feasibility, so you understand a site's best use and upside.

Interactive property map

Your opportunities, valuations, reports and key location insights in one place, inside your secure client portal.

Communication that suits you

Regular phone calls, two to three emails a week (Monday follow-ups, mid-week new opportunities, Friday home-open confirmations) and secure WhatsApp updates when things move fast.

Anti-Money Laundering (AML)

Secure, simple identity verification

From 1 July 2026, Australia's AML/CTF laws apply to buyer's agencies and real estate professionals. Like every agency, we're now required to verify identity as part of property transactions. It's the same standard banks have followed for years, and it doesn't imply any concern about you.

You may be asked to provide:

  • Proof of identity, such as a driver's licence or passport
  • Confirmation of your residential address
  • Details of any company, trust or entity involved in the purchase
  • Source of funds information, in some cases
  • Verification is a one-time step at the start of your engagement. Your information is stored securely, accessed only by authorised team members and never used for marketing. Where not required by law, full copies of your identification documents are not retained.

If the required information can't be provided or verified, we may be unable to progress certain services, so having it ready keeps your purchase moving.

The things buyers ask us most

    What is a buyer's agent?

A licensed professional who represents the buyer, not the seller. We find and secure homes or investments on your terms, with your interests first, start to finish.

    Why use a beagl agent?

You gain deep industry knowledge, a wide network of contacts and access to off-market opportunities. We're focused on your best outcome, saving you time, money and stress.

    How does your fee work?

An upfront activation fee commits us to your search for six months. The rest is a success fee, scaled to your purchase price and paid at settlement, so most of our fee is only payable once we've secured the right property for you. A consultant will take you through the details.

    How long does it take?

On average we secure an accepted offer within four to six weeks. Either way, your engagement covers you for a full six months.

Aren't buyer's agents just for the wealthy?

A common myth. They're just as valuable for everyday buyers. For first-home buyers especially, expert guidance helps avoid costly mistakes like overpaying or missing out.

How do you determine market value?

Not with free apps, they mislead. We use real-time data, extensive databases and hands-on experience to value accurately, then handle negotiations and inspections for you.
